Our Home Affordability Programs support individual families while transforming vacant houses into vibrant homes that result in revitalized neighborhoods and sustainable development. By investing in a blend of new builds and home rehabilitations, first-time homebuyers with low to moderate incomes gain access to affordable, livable homes. We work with licensed contractors through the entire process to deliver modern, energy-efficient and code-compliant homes. This work breathes new life into vacant lots and homes, helps stabilize neighborhoods and gives families a real chance to build equity and wealth through homeownership. We partner with trusted lenders and housing counseling agencies to guide buyers through the financing and homeownership preparation process.

These initiatives are designed to help transform dreams of homeownership into a reality by building new, affordable homes and restoring our community’s existing housing.
Home Affordability
In a market where housing costs are rising and affordable options are scarce, our Home Affordability Program offers a clear pathway to homeownership for first-time buyers throughout the Omaha metro. We employ two complementary strategies to increase supply and enhance neighborhood stability.
Revitalize existing homes. We acquire vacant or distressed properties in older neighborhoods, complete essential repairs and quality upgrades, and bring them back to the market at affordable prices for income-qualified first-time buyers.
Build new homes. We construct high-quality, energy-efficient single-family homes designed for long-term durability and low operating costs.
Together, these approaches increase the local housing stock, stabilize blocks, and open a pathway to long-term affordability and generational wealth.
Eligibility
Eligible individuals must complete a pre-approval process with a qualified lender and:
Be first-time homebuyers.
Meet income qualifications, below 80% of the Area Median Income (AMI) - New Construction.
Meet income qualifications, between 80% and 120% of the Area Median Income (AMI).
Minimum credit score of 660.
Complete a pre-approval process with a qualified lender.
