Transformational Impact to Revitalize Our Community

2025 Annual Report

Dear Friends and Supporters,

When I think about 2025, the first thing that comes to mind is the people who make this work possible. The homeowners who trusted us with their investments/personal spaces. The staff and volunteers who showed up day after day with care, skill and dedication. The donors and partners who chose to invest not just in programs, but in people and their ability to stay safely housed.

This past year marked growth and clarity as we transitioned from Project Houseworks to HomeWoven. The new name better reflects our core focus: relationships, care and commitment to our neighbors and communities.

This year also strengthened our organization’s identity. Completing our new headquarters via the campaign for HomeWoven was about more than a building: it created a welcoming space for neighbors, improved staff collaboration and enhanced service quality.

We remained committed to responsible, transparent resource management, building trust through consistency and accountability. Guided by our strategic plan and values, we grew sustainably. Thanks to strong partnerships, we increased the number of households we served by almost 20%, showing that collective efforts around safe, stable housing benefit families and neighborhoods.

I am deeply grateful to the HomeWoven staff and board whose leadership, care and steady commitment guide this work every day. Their dedication enables us to serve our community with integrity and purpose. Most of all, I am thankful to the neighbors who welcome us into their homes and trust us with their stories. That trust is something we never take lightly.

With gratitude,

Jim Clements, JD, CAP
Executive Director

Changing the Landscape of Our Community

Throughout 2025, our team continued to reinforce collaborations that propelled our three program areas: Home Preservation, Home Affordability and Workforce Development. Working alongside local partners, we experienced growth within our team, throughout our programs and across state lines with an expansion into Iowa.

Our Impact

The impact of our work is impossible to demonstrate through numbers alone because it shifts the trajectory of the lives of people living within
our community. Our programs are proven to:

  • Help older adults live independently for longer.

  • Transition neighbors into first time homeowners.

  • Prepare young professionals for their future careers.

We track our projects in terms of individuals served, homes serviced and/or sold and gather survey data from our clients. In 2025, we served approximately 298 households through our programming. This number represents an increase of nearly 20% over 2024. Since the launch of our Home Affordability Program, 35 families have achieved homeownership through our work.

In addition to our Home Preservation and Home Affordability programs, nine interns gained paid experience in both construction and nonprofit management through our Workforce Development program.

Our Community Events

Through our annual Brush Up event, over 425 volunteers invested more than 2,700 hours at 25 homes throughout our community. Our Warm the Metro event provided critical servicing to residential HVAC systems during the coldest time of the year. These three events ensure that homes are maintained and safe for homeowners with low to moderate incomes.

HomeWoven
Becomes a Reality

In 2025, the campaign for HomeWoven marked a transformative year for our organization. With the support of generous donors, sponsors and community partners, the campaign raised more than $4,500,000. This funding strengthened our financial foundation, expanded our program capacity and enabled us to complete our new headquarters. Our renovated office in South Omaha includes community space that is available to local organizations to gather and connect. Our doors are open to help shape opportunities and possibilities that make the Omaha metro more livable for generations to come.

In September, we successfully launched our new name, brand and website. Our transition from Project Houseworks to HomeWoven centered on the understanding that every person is essential to creating a vibrant community. Our new brand emphasizes an interwoven network of support to homebuyers who contribute immensely to our neighborhoods and greater community. With a more accessible and easier-to-use website, we are better prepared to connect with people who need our services.

With Gratitude

Thanks to you, these investments directly improved outcomes for those we serve, leading to faster response times, better-coordinated repairs and more households supported. As a result, more of our neighbors received services and support to address critical health and safety needs, gain affordable housing and remain safely housed in the communities that they call home.

Partnerships that Help Us Transform Our Community

At HomeWoven, we know this work does not happen alone.

Our partners, including funders, volunteers, contractors, advocates and community organizations, work together with municipal, state and national partners to create safe, affordable housing. Public partners help ensure access to essential resources that support home preservation and stability. National partners offer scale and shared learning. Local partners bring trusted relationships and skilled labor that connect directly to the communities we serve and boost local economies.

Together, these partnerships allow us to provide high-quality repairs, help homeowners remain safely and independently in their homes and build stronger, more resilient neighborhoods for generations.

Client Surveys

To ensure the quality of our work, we survey all clients after services have been provided. Their feedback informs our approach to continually improve our processes.

The Power of Homeownership

As a new homeowner who took part in HomeWoven’s Home Affordability Program, Meghan’s story shows what is possible. It highlights what people experience when housing costs go up, and affordable options become scarce. Homeownership can seem out of reach for many first-time buyers, especially for single-income households. Meghan shared, “Renting apartments often meant moving because the market makes it more difficult to live alone. I had to move from a 1,000 sq. ft. apartment to an 800 sq. ft. apartment, to living in a friend’s basement.”

Homeownership means so much more than just having a place to live. It symbolizes stability, dignity and the freedom to envision a future.

A Guided Homebuyer Process

HomeWoven makes it possible by building quality homes affordable for working families and providing practical support like homebuyer counseling and down payment assistance. For buyers like Meghan, homeownership is more than just a purchase; it's a pathway to stability, equity, and long-term opportunity. The impact extends beyond a home sale; it offers greater peace of mind and a solid foundation for the future.
